Hi We have been living in a rented property for 5 years. When we moved into the property, the bed wasn't brand new but still in a very good condition. The room has been set up in a certain way and because of the size of the room, doesn't allow you to move the furniture anywhere else. We also have a safety glass window, and the bed is directly in front of the window. The material on the one drawer has started to tear and is hard because of sun damage. We are moving out this weekend and just wanted to find out if you can give me any advice as to what the lifetime of the material under these conditions would be (would it be classed as wear and tear as we couldn't really prevent it??). Your prompt response would be appreciated!

Strong sunlight, UV rays, or heat or a combination of all these can cause textiles to degrade. The degradation is dependant on these sources and also type of fibre content within the textile. Drawer upholstery that contains polypropylene yarns can harden / crack as described.

It's a bit like window nettings going yellow after some time, it's normal for some textiles to degrade in strong light / heat. 

It is also fair to say that type of finishing treatment within the textile, or amount of treatment can also adversely affect this sort of damage.
